Thinking about listing your home for sale? Then you may want to take advantage of some ways to give your selling price a boost without breaking the bank.

A new Consumer Reports National Research Center survey of residential real estate showed that a few specific pre-listing repairs or upgrades could give you an additional 12% at closing—that’s $24,000 on a mid-priced $200,000 home. According to Dan DiClerico, CR’s senior editor, “You don’t have to spend a ton of money to increase the value of your home. Some simple, inexpensive fixes throughout the house can make it more appealing to potential buyers.”

Try these low-cost and no-cost fixes:

~ Declutter and depersonalize your space—cost $0.

~ Fresh paint. Because first impressions really do stick.

~ Outdoor touches, such as mowing, trimming, edging, mulch, flowers. In terms of cost recouped, the top value fixes are: Entry door replacement (101.8%), manufactured stone veneer (92.2%), garage door replacement (88.5%), and siding replacement (84.3%).

~ Kitchen upgrades. Professionals rate the kitchen as the number one focus for sale promotion. Make needed repairs, paint the walls, and change any cabinet hardware, curtains, or light fixtures that could use freshening up.

~ Bathroom touchup. New caulk and/or grout can make a big difference for very little money. Take a good look at your mirrors and lighting, too.
